Bräcke's municipal council decided on 21 October 2026 to sell parcels 4 and 6 of the property Bräcke 2:1 to Roofscapes AB, a wholly owned subsidiary of Vostroblock Group AB, for SEK 1,221,000. The municipality bought the land in December 2025 to make room for Vostroblock's development of a data centre in Bräcke.

Item 106 in the minutes of Bräcke municipal council's meeting on 21 October 2026 records the decision to sell part of Bräcke 2:1, comprising parcels 4 and 6, to Roofscapes AB (case KSK 2025/539). The purchase price is SEK 1,221,000. The council followed the municipal executive committee's proposal of 13 October 2026. The minutes have been approved, and the notice of approval was posted on the municipality's digital notice board on 23 October. The notice comes down on 16 November.

According to the minutes and the officers' report of 25 September 2026, the municipality acquired about 12.6 hectares of Bräcke 2:1 from the Church of Sweden in December 2025, through a land swap and cash. The stated purpose was to extend land for industrial use and thereby enable Vostroblock Group AB's development of a data centre. At the same time the municipality signed an option agreement with Roofscapes AB, which for a fee of SEK 180,000 gave the company the exclusive right to negotiate the purchase of all or part of the area. Roofscapes notified the municipality on 20 August 2026 that it wanted to use the option.

The sale does not include parcel 7, west of Västra Kungsvägen. The municipality keeps that parcel because the S:t Olofsleden trail passes through it, to keep public access for recreation and hiking. Parcels 4 and 6 are to be transferred by property regulation to Roofscapes' existing property Bräcke 4:4. The area is part of an ongoing detailed-plan process for industrial use, and under a plan-cost agreement of 10 December 2025 Roofscapes pays all costs of the planning work.

The officers' report says the price is based on what the municipality paid the Church of Sweden, less the share for parcel 7 and plus the municipality's surveying costs.

Of the price, Roofscapes has already paid SEK 180,000 as the option fee, so the remaining SEK 1,041,000 is new cash for the municipality. The report states that the sale has no effect on the municipality's result. The municipal documents give no power capacity, investment figure or construction timetable for the data centre.

Why it matters

The council decision hands Roofscapes the land the municipality bought in 2025 to enable Vostroblock's data centre. What can be built there still depends on the detailed plan that the company is paying for. It is the first project in Jämtland County in the register.

What remains unknown

Whether the decision is appealed, when the detailed plan is consulted on and adopted, the power capacity and grid connection of the expansion, the investment size and the construction timetable are not public in the municipal documents.
