Colocation versus build-to-suit for Nordic buyers

Are you buying a cabinet in a shared Stockholm hall, a wholesale suite, a building drawn around your load, or land on which you will be the occupier? Those are different Swedish files. Equinix publishes Stockholm colocation pages, including SK1 and SK2. Digital Realty publishes a six-hall Stockholm campus and a separate global Build-to-Suit product page that does not, on the cited page, name a Swedish BTS contract. STACK’s STO01 campus page describes a multi-tenant Stockholm-metro site. Bahnhof publishes colocation pages and a named Pionen hall. Conapto’s 24 June 2026 notice with CoreWeave is a dated Swedish colocation agreement. GleSYS publishes Stockholm and Falkenberg. Those are colo and wholesale wrappers. Meta’s Luleå campus, Microsoft’s 2021 Sweden region and Google’s 2 June 2026 Horndal groundbreaking are owner-occupied or cloud-region files. atNorth’s SWE01, SWE02 and SWE04 pages are operator campus pages; they are not, by themselves, a buyer’s signed wrapper. A Nordic climate, a bidding area or a municipal welcome does not choose the contract.

General orientation. Assess the specific project separately. Applies to: Nordic buyers comparing a shared hall with a dedicated or owner-occupied plant.

Reading order

Name the commercial object before you name the building. A retail cabinet, a private cage, a wholesale suite, a build-to-suit hall and an owner-occupied campus answer different questions about who holds the detaljplan risk, who sits in the network-owner queue, and who owns the cooling and fire files. If the slide only says “Nordic platform,” the wrapper cell is still empty.

Then name what is contracted today. Conapto’s CoreWeave notice is a dated colo agreement. Equinix and Bahnhof pages are product descriptions. Digital Realty’s Build-to-Suit page is a global product description. Google’s Horndal groundbreaking is a land-and-construction step for an owner-occupied campus. Do not upgrade a product page into a signed Swedish BTS deal, and do not downgrade a hyperscale groundbreaking into retail colo.

Then walk the Swedish establishment tracks that do not move when the wrapper word changes. Boverket’s planning sequence, Naturvårdsverket’s environmental classification, the local network owner and Svenska kraftnät’s formal connection process still sit in the file. A colo contract does not adopt a detaljplan. A build-to-suit drawing does not energize the plot.

What the wrappers actually change

Retail colocation sells shared white space and a published interconnection story. Equinix’s Stockholm pages and Bahnhof’s colo and Pionen pages support that pattern in the inner market. They do not publish a national cabinet census, and they do not move the network-owner letter onto the tenant’s letterhead. The tenant still has to ask which power cell is commissioned white space versus a campus envelope.

Wholesale and build-to-suit shift more of the hall design toward one buyer. Digital Realty’s Build-to-Suit page says a buyer can customise a pad-ready parcel and avoid some of the capital of a self-build. That is global product language. The cited page does not name a Swedish municipality or a signed Swedish BTS megawatt. STACK’s STO01 page is a campus description in Upplands Väsby. It is not, by itself, proof of which wrapper a future hall on that campus will use.

Owner-occupied and cloud-region files keep land, plan and often the grid conversation with the occupier. Microsoft’s 16 November 2021 Sweden-region announcement named Gävle, Sandviken and Staffanstorp without facility megawatts. Google’s Horndal pages and the 2 June 2026 groundbreaking are a named Avesta-municipality campus. Meta’s Luleå page is an operating northern campus. Those files do not become colo because a slide says “Nordic capacity.”

atNorth’s SWE01 Stockholm-metro page states 12 MW site power, liquid cooling and Exergi recovery. The 29 January 2026 SWE02 notice states a 30 MW metro hall. The 23 February 2026 SWE04 notice states a 300 MW mega site in Sollefteå. Those are operator campus sentences. They tell you scale language. They do not tell you whether a Nordic buyer would enter as a retail customer, a wholesale tenant, a BTS occupier or not at all. Conapto’s 24 October 2025 notice adding 8 MW at Stockholm 4 South is a dated colo expansion sentence, not a BTS census.

What named primary sources show

The clearest dated colo contract in this set is Conapto’s 24 June 2026 CoreWeave notice. The clearest dated colo expansion is Conapto’s 24 October 2025 8 MW notice for Stockholm 4 South. Equinix SK1 and SK2 and Bahnhof Pionen remain hall-level product pages. None of those pages is a Swedish BTS register.

Digital Realty’s Stockholm campus page lists six halls and colocation space. Its STO1 page adds seawater-cooling language. Its Build-to-Suit page is a separate product. This register will not invent a Swedish BTS signing from that product page. STACK’s Stockholm and STO01 pages are campus pages. evroc’s 3 February 2025 Arlandastad notice is a land purchase with a GPU design envelope. Land is not a commissioned wrapper.

Owner-occupied rows stay labelled. Google Horndal is a groundbreaking. Microsoft’s region announcement is a region. Meta Luleå is an operating campus. atNorth SWE04 is a mega-site announcement. CPP Investments and Equinix completing the atNorth acquisition on 2 September 2026 is an ownership fact. It does not rewrite SWE01 as Equinix SK1 or SWE04 as retail colo.

A matrix instead of a Nordic winner

Draw wrappers in rows and evidence in columns. Retail colo, wholesale, build-to-suit, owner-occupied campus and cloud region are different rows. Product page, dated contract, land step and operating hall are different columns. Empty cells stay empty. SE1 to SE4 are not a column.

Do not invent a megawatt threshold at which Sweden “must” leave colo. Do not invent a climate bonus that makes BTS cheaper in Luleå than in Kista. Those cells are empty in the cited sources.

Common misreads

The first misread is to treat “Nordic platform” as a wrapper. Equinix owning atNorth does not turn SWE04 into SK1. The second is to treat Digital Realty’s global BTS page as a signed Swedish hall. The third is to treat a land purchase or a groundbreaking as commissioned colo.

The fourth is to use SE1 or a municipal welcome as the commercial model. The fifth is to add 12 MW, 30 MW, 300 MW and 8 MW across operators and call the sum a colo market. Those remain different dated rows. The sixth is to assume a Nordic buyer skips PBL or the Environmental Code because the hall is leased.

What to ask next

Ask which wrapper is contracted, on which date, and who holds the plan, grid, water and fire files. Ask whether every megawatt is IT, facility, site, utility or unclear. Ask whether the interconnection story is for this hall or for a campus next door. Ask whether any BTS sentence names a Swedish municipality and a signed state.

Then open the types page, the site-selection page, the grid-connection page and the environmental-permits page. If the operator will not name the wrapper, record the gap. Do not fill it from a climate slogan or from a global product brochure.

  3. Every MW labelled.
  4. BTS named to a Swedish plot — or left empty.
  5. No invented Nordic winner.

What this does and does not prove

This page proves that Swedish files already show more than one commercial wrapper, and that a product page is not a signed deal. It proves that Equinix, Digital Realty, STACK, Bahnhof, Conapto and GleSYS publish colo or campus language, that Digital Realty publishes a global BTS product, and that Meta, Microsoft and Google publish owner-occupied or region files.

It does not prove that colo is cheaper than BTS in Sweden. It does not publish a national wrapper census or a Stockholm BTS contract. It does not allocate spare megawatts by wrapper. It does not treat the atNorth acquisition as a re-typing of every atNorth hall.

Unknown wrappers stay unknown. Point to the named source gap. Until a later primary source names a signed Swedish BTS hall, the global brochure is a brochure.
